Q1. Are quotes genuinely free? Yes. Written quotes are free for all standard jobs - repointing, sealant replacement, masonry repair, patio pointing and breathable water repellent treatments. If your job requires a site visit to diagnose the cause of a leak or damp issue before we can quote, that is a chargeable inspection. We will always tell you upfront if an inspection is needed before you commit to anything. Q2. What is your minimum charge? Our minimum charge is £100 for sealant work and £165 for repointing. This covers travel, materials, setup and a professional finish. We do not do cheap patch jobs - every job is done properly or not at all. Q3. How quickly can you respond? Same day for most enquiries received before 4pm on a working day. Quotes for standard jobs are typically turned around within 24–48 hours. For site visits we will give you a date when we get in touch. We do not leave people waiting. Q4. Do you work on listed or heritage buildings? Yes. We regularly work on Grade II listed buildings, conservation area properties and pre-1919 stone and brick construction across Yorkshire. All lime work is carried out using appropriate NHL or non-hydraulic lime mortars in accordance with BS 7913:2013 and any conditions attached to listed building consent. If you are unsure whether your property has restrictions, mention it in your message and we will advise. Q5. What areas do you cover? We are based in Bradford and work across West Yorkshire every week - including Leeds, Harrogate, Ilkley, Otley, Skipton, Wetherby, Halifax and Saltaire. You will hear back from Josh directly - not a call centre or an automated system. We will ask a few questions about the property, the issue and what you have noticed. For most jobs, we can quote from photos. For complex or heritage work, we may recommend a site inspection first. Q7. Are materials included in the price? Yes. Every quote includes the full scope of work: removal, preparation, application, tooling and clean-up. The only variables are access requirements (scaffolding, MEWP) which are confirmed at quote stage - there are no hidden extras. Q8. Do you provide inspection reports for property managers or landlords? Yes. We offer fixed-fee building envelope inspections and written snagging reports for property managers, landlords, housing associations and contractors. Reports are detailed enough to support insurance claims, maintenance programmes or specification for tendering. Contact us to discuss your requirements.
