Repointing, sealant and masonry repair across Yorkshire

Northern Seal & Joint is based in Bradford and works across West Yorkshire and the surrounding area every week. We cover a defined patch - the towns and postcodes listed below - and we know the buildings in these areas well. The building stock, the stone types, the weather patterns, and the history of repairs that have been done (and sometimes undone) to these properties are all part of what informs how we specify and carry out work here.

Why area knowledge matters for masonry work

West Yorkshire is not a uniform building environment. The differences between areas are significant and they directly affect how repairs should be specified.

​

Stone types vary across the region. Bradford and Saltaire are predominantly millstone grit - a coarse, dark sandstone. Harrogate and Ilkley buildings use a finer, lighter buff sandstone. Skipton and the Dales gateway buildings use a harder, darker grit again. Each stone type has different porosity, different frost resistance and different compatibility requirements for the mortar used alongside it.

Exposure levels vary significantly. A south-west-facing elevation on a hillside in Halifax is in a different weathering environment from a sheltered courtyard in central Leeds. Mortar specification - particularly lime grade - changes with exposure. Getting this wrong in an exposed location leads to rapid erosion; getting it wrong on a soft stone building leads to masonry damage.

The history of repair matters. Much of West Yorkshire's pre-1920s building stock has been interfered with - cement repointing on buildings that need lime, inappropriate sealants on stone that needs to breathe, silicone applied directly to substrates it won't bond to. Understanding what has been done to a building, and why that may now be causing problems, requires familiarity with how these buildings have been maintained in this region over the past fifty years.
