Sealant, Repointing and Masonry Repairs in Otley

Otley is a working market town with a genuine mix of building types - from older stone weavers' cottages on its hillside edges to Victorian commercial terraces on the main streets, larger stone villas in quieter roads above the town, and modern housing on its outskirts. The town sits in the lower Wharfe Valley, which gives it a particular microclimate: sheltered from the worst westerlies by the surrounding hills, but with a damp valley floor and a river that historically has overtopped its banks.

Stone is the dominant building material in Otley's older stock. The traditional building fabric - the market area, Kirkgate, the older streets off Boroughgate, and the terraced housing on the hillside approaches - is all sandstone, most of it originally built with lime mortar. As with much of West Yorkshire, the cement repointing era of the 1960s through 1980s reached Otley too, and we regularly work on properties where previous cement applications are now causing more problems than the original mortar ever did.

Eroded lime mortar on older stone buildings is the most common masonry issue we're called to in Otley. The characteristic signs are deep-set joints - sometimes 20mm or more below the stone face - soft, powdery mortar that brushes out easily, and dampness on internal walls that doesn't have an obvious source. These properties need lime-based repointing: either NHL (natural hydraulic lime) for exposed elevations, or a softer non-hydraulic lime mix for sheltered internal courtyard walls and sheltered aspects.

Riverside and valley-floor properties in Otley face a slightly different set of risks. Properties close to the Wharfe - particularly in the lower streets off the town centre - can be subject to rising damp from ground-level moisture. This isn't always related to mortar or sealant; it can reflect original solid floor construction or the absence of effective damp-proof courses. When we're called to a riverside Otley property for a damp inspection, we assess for all possible moisture pathways before recommending any specific repair route.

A representative Otley job: a semi-detached stone cottage on one of the hillside streets above the town. The owner has noticed the front wall feels cold and slightly soft to the touch in places. Inspection reveals the original lime pointing on the front elevation is largely intact but has eroded to 10–15mm depth across a large section, with two areas where cement has been used for previous repairs - now cracked and pulling away from the stone. We remove the failed cement, rake all the joints to sound material, and repoint in matched lime throughout.
